Insights into the housing markets of Kuwait: Challenges and developments from the year 2000 to present

The housing markets of Kuwait witnessed an impressive growth in both residential and commercial sector from the year 2000 onwards. This lead to an increase in demand particularly for residential sector leading to an inflation in the prices of land and properties, consequently causing a shortage of housing supply until mid 2008 when the impact of the global financial crisis had a debilitating effect on the housing markets of Kuwait. As a consequence of this effect, Kuwait's housing market reflected a significant decline in demand for both properties and land. The Government of Kuwait took a proactive role to improve the housing market conditions by applying new rules and legislations. Whilst the government's initiatives were intended mainly to deal with the supply problems of subsidised residential housing to Kuwaiti nationals, long waiting times still remains an issue. The author examines the overall effectiveness of governmental policies and strategies in dealing with Kuwait's housing market problem. The author will also examine the impact of the socio-economical factors on the demand of Kuwaiti housing market.
